PROPOSED FINDINGS OF FACT <br />REQUEST FOR REZONING <br />ARTHUR BULOW <br /> BULOW ADDITION <br /> <br />That Arthur Bulow, hereinafter referred to as "Applicant", has <br />properly applied for a rezoning of two parcels in Bulow Addition from <br />B-! Business to El-Urban Residential. <br /> <br />That the Applicant appeared before the Planning and Zoning Commission <br />for a public hearing pursuant to Section 170.013C of the City Code on <br />December 6, 1988 and that said public hearing was properly advertised <br />and that the minutes of said public hearing are hereby incorporated by <br /> <br />3. That the properties which are the subject of the application are <br /> located on Front Street N.W. and are legally described as follows: <br /> <br />Lot 2, Block I; Bulow's Addition, Anoka CoUnty, Minnesota <br /> <br />-and- <br /> <br />Lot 3, Block 1, Bulow's Addition, Anoka County, Minnesota <br /> <br />4. That Lot 2 is approximately 31,000 square feet in size (.71 acres) and <br /> Lot 3 is approximately 33,000 square feet in size (.76 acres)· <br /> <br />That the current Critical River's Ordinance requires a minimum of <br />40,000 square feet for riparian sewered lots. <br /> <br />That the City has adopted <br />reducing the minimum square <br />lots to 20,000 square feet. <br /> <br />an ordinance amendment which includes <br />footage requirements for riparian sewered <br /> <br />That the rezoning of Lots 2 <br />approval of Bulow Addition, <br />upon EQB and DNR approval <br />Critical River's Ordinance. <br /> <br />and 3 would be contingent upon final plat <br />which final plan approval is contingent <br />of Ramsey's proposed amendment to the <br /> <br />8. That the subject properties are currently zoned B-1 Business. <br /> <br />9. That the adjacent properties to the east are zoned R-1 Urban <br /> Residential. <br /> <br />I0. That the proerty to the west, Riverview Estates, has received final <br /> plat approval and it is the developer's intention to develop lots south <br /> of Front Street as R-1 Urban Residential. <br /> <br />11. That the property on the north side of Front Street is zoned B-1 <br /> Business. <br /> <br />12. That the Applicant has stated that the rezoning is necessary in order <br /> to be consistent with surrounding zoning and development. <br /> <br /> <br />
