PROPOSED FINDINGS OF FACT <br />1~. JOBN NOARD <br /> <br />1. That Mr. John Noard, hereinafter referred to as "Applicant", has <br /> properly applied for a conditional use permit to have an advertising <br /> sign. <br /> <br />2. That the subject property is generally kn~'n as 6760 M~. ~10 ~.W. and <br /> is legally described as <br /> <br /> Lot 1, Block 1, ~iveraide West, Anoka County, Minneaota <br /> <br />4. /%~at the subject property ia located in the B-1 Business District and <br /> is approximately 1.3 acres in size. <br /> <br /> 5. That the subject property abutts three streets. <br /> <br /> 6. That the Applicant is requesting a conditional use permit to construct <br /> a ~00 square foot advertising sign on the subject property. <br /> <br /> 7. That Section 170.05 of the City Code permits advertising signs up to <br /> 350 square feet. However, Section 170.05 of the City Code also states <br /> that conditional use permits are required for all advertising signs. <br /> <br /> 8. That the Applicant reviewed the proposed signage with the Plmnning <br /> Commission at the time of site plan review for the facility on the <br /> subject property. <br /> <br /> 9. That Section 170.05 of the City Code permits one identification ~ign, <br /> not to exceed 100 square feet, on any commercially used property. <br /> <br /> 10. That Section 170.05 of the City Code allows one free standing <br /> advertising sign per street frontage on the site. <br /> <br /> I1. That the proposed advertising sign will be constructed on the northwest <br /> corner of the subject property. <br /> <br /> 12. That the Applicant has stated that such variance is necessary to <br /> properly advertise the facility and products offered c=n tko subjact <br /> property. <br /> <br /> 13.
