PROPOSED FINDINGS OF FACT <br /> M~. GERALD ROOT <br /> <br />That Mr. Gerald Root, hereinafter referred to as "Applicant", has <br />properly applied for a conditional use permit to operate an auto and <br />lawnmower repair business at his home at 16208 Coquina Street <br /> <br />That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Section 170.013D of the <br />Ramsey City Code on October 4, 1988 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />That the subject property is generally known as 16208 Coquina Street <br />N.W. and is legally described as follows: <br /> <br />That part of the west one half of the northeast one quarter of Section <br />15, Township 32, Range 25, Anoka County, Minnesota, described as <br />follows: Commencing at the southeast corner of said west one half of <br />northeast one quarter, then north 0 degrees 15 minutes 56 ~econds west <br />along the east line thereof a distance of 684.39 feet, then south 70 <br />degrees 49 minutes 24 seconds west a distance of 372.81 feet to the <br />point of beginning of the tract of land to be described, then north 3 <br />degrees 19 minutes 37 seconds east a distance of 361.48 feet, then <br />north 0 degrees 15 minutes 56 seconds west a distance of 110.11 feet, <br />then south 89 degrees 44 minutes 04 seconds west a distance of 33 <br />feet, then south 84 degrees 48 minutes 31 seconds west a distance of <br />98.36 feet, then south 37 degrees 14 minutes 02 seconds west a <br />distance of 301.1 feet, then southerly to the point of beginning <br />subject to a road easement for street purpose said easement being <br />described as a 66 foot strip of land being 33 feet on each side of the <br />foll~'ing described line, commencing at the southeast corner of said <br />west one half of the northeast one quarter, then north 0 degrees 15 <br />minutes 56 seconds west along the east line thereof a distance of <br />684.39 feet, then south 70 degrees 49 minutes 24 seconds west a <br />distance of 372.81 feet, then north 3 degrees 19 minutes 37 seconds <br />east a distance of 361.48 feet, the north 3 degrees 15 minutes 56 <br />seconds west a distance of 110.11 feet, then south 89 degrees 44 <br />minutes 04 seconds west a distance of 33 feet, then south 84 degrees <br />48 minutes 31 seconds west a distance of 98.36 feet, then south 37 <br />degrees 14 minutes 02 seconds west a distance of 301.1 feet, then <br />north 52 degrees 45 minutes 48 seconds west 160 feet to the point of <br />beginning of the line to be described, then north 37 degrees 14 <br />minutes 02 seconds east a distance of 301.0 feet, then northeasterly <br />along a tangential curve concave to the southeast and having a radius <br />of 283.52 feet and a central angle of 52 degrees 30 minutes 02 seconds <br />a distance of 259.52 feet and a central angle of 52 degrees 30 minutes <br />02 seconds a distance of %59.$ feet, then north 89 degrees 44 minutes <br />04 seconds east tangent to said curve a distance of 33 feet to a point <br />distant 1407.25 feet south of the north line and 330 feet west of the <br />east line of said west one half of the northeast one quarter as <br />measured on and parallel with the north and east line thereof, then <br />south 3 degrees 15 minutes 56 seconds east a distance of 250 feet and <br />there term. Said easement also includes that part of the first <br />described tract lying within the circumference of a circle have a <br />radius of 60 feet center of said circle being the point of term of the <br />centerline of said easement. (Except that part taken for highway by <br />Anoka County on 7/4/73). <br /> <br /> <br />
