4. That the subject property is located in the R-iR Residential District <br /> and is approximately 1.5 in size. <br /> <br />5. That the Applicant is requesting a conditional use permit to operate an <br /> auto and lawnmower repair business from the garage on the property. <br /> <br />6. That Section 170.01 of the City Code does not permit repair shops in <br /> the R-IR Residential District. <br /> <br />7. The the adjacent properties are zoned R-iR Residential. <br /> <br /> 8. That the Applicant has stated that he has been operating the business <br /> on the subject property for 18 years. <br /> <br /> 9. That the City has requested that the Applicant initiate a request for a <br /> conditional use permit to operate the business at 16208 Coquina Street. <br /> <br /> 10. That the proposed use will/will not increase traffic to and from the <br /> subject site. <br /> <br /> 11. That the proposed use will not be unduly dangerous to persons residing <br /> or working in the vicinity of the proposed use. <br /> <br /> 12.
