In this case with Highway 10 frontage, the <br /> applicant contends that the area behind the building should be <br /> viewed as a sideyard (setback would be 20'). The site plan <br /> shows a setback of 12 feet from the east side of the lot. The <br /> setback would need to be corrected or a variance would have to <br /> be granted. <br /> <br />6. City Code 170.D15F requires the finished lot grade elevation of <br /> all buildings to be a minimum of 18 inches above the centerline <br /> grade of the adjacent public roadway. The grading plan <br /> indicates a slab elevation of 865. <br /> <br />7. The applicant's estimated water usage appears to be excessive <br /> and should be re-evaluated for design of the septic system (see <br /> attached letter). <br /> <br />Particular attention needs to be given to stormwater runoff and <br />holding for this property. A drainage easement may be required <br />dependent on submittal of final grading plans. <br /> <br />The building information and preliminary plans appear to be <br />consistent with the intent of City Ordinances. The applicant <br />will require a CUP for the proposed advertising sign. <br /> <br />10. <br /> <br />No soil borings or perc tests have been conducted as yet. The <br />applicant has indicated that final plans would be submitted <br />contingent upon city approvals. All final plans must be <br />certified by an architect er engineer.
