(vi)Incorporate the goals and policies for establishing a continuous trail corridor <br /> along or near the Mississippi River. <br /> <br />(vii) Not exceed 25% hardcover unless approved by CUP. <br /> <br />d. No multiple residential uses shall be permitted in unsewered areas. <br /> <br />e. Parcels that are 3 acres or smaller that are proposed to be subdivided within the <br />Overlay District are exempted from the PUD and open space requirements of this <br />Section, though all other development standards still apply. <br /> <br />5. Minimum Required Lot Width in the Mississippi River Overlay District. Minimum lot <br /> widths are as approved by the PUD. <br /> <br />R. Minimum Required Structure Setbacks in Mississippi River Overlay District. The minimum <br /> required setbacks for any structure located within the Mississippi River Overlay District shall <br /> meet the minimum requirements for the particular base zoning district in which said structure <br /> is located (see City's Zoning Code) and in addition thereto, said structure shall meet the <br /> following requirements: <br /> <br />1. No public street right-of-way boundary shall be within 100 feet of the ordinary high <br /> water mark of the river. <br /> <br />Except for structures located on platted lots of record as of [effective date of ordinance], <br />no residential structure (primary or accessory) shall be within 100 feet of the OHWL and <br />within 35 feet of the bluffiine. <br /> <br />3. No structure shall be within 100 feet of the OHWL of the river and within 35 feet of the <br /> bluffiine. <br /> <br />4. On-site sewage disposal systems shall be located at least 75 feet from the OHWL of the <br /> river. <br /> <br />5. Exceptions to the requirements of paragraphs 1), 2) and 3) above are: <br /> <br />a. Public safety facilities, public bridges and their roadway approaches, railroad sidings, <br /> minor public and private roadways servicing water related uses on the riverfront; <br /> <br />Approved river crossings of essential services and essential service distribution <br />systems which are primarily underground except for terminal and metering devices <br />not exceeding 6 feet in height and supporting structures for transmission crossing <br />spans. <br /> <br />c. Approved transportation river crossings. <br /> <br />d. The construction of above-ground pumping stations for sewer lines which shall be <br /> screened from view of the river. <br /> <br />S.
