District shall meet the maximum requirements for the particular base zoning district in which <br />it is located (see City's Zoning Ordinance) and in addition thereto, said structure shall meet <br />the following requirements: <br /> <br />1. New structures and additions to existing structures shall be limited to a maximum height <br /> of 35 feet; <br /> <br />2. The following exceptions to height limits shall be permitted: <br /> <br />a. barns, silos and similar farm structures <br /> <br />b. essential service distribution systems <br /> <br />c. bridges, bridge approach roadways and transmission services <br /> <br />T. Park Dedication. The City shall require park dedication or a cash donation in lieu thereof in <br /> the Mississippi River Overlay District as provided by the City's Subdivision Regulations <br /> Ordinance and guided by the Critical Area Plan. All lands within the corridor that are <br /> developed shall contribute land or fees in lieu of land for park land development within the <br /> Critical Area. Dedication may include areas of steep slope or river frontage in order to <br /> further the preservation of natural areas within the corridor and to promote the recreational <br /> usage of the Mississippi River and its environs.
