CASE <br /> <br />INFORMATION ITEM: REVISED SKETCH PLAN FOR SHOREWALK <br />CASE OF SHOREWALK, LLC <br /> By: Sylvia Frolik, Asst. Community Development Director <br /> <br />Background: <br /> <br />As you may recall, Shorewalk, LLC had originally submitted a sketch plan to develop the 90 <br />acre property east of Sunfish Lake as a Planned Unit Development with a mix of 343 single <br />family and townhome units. The Planning Commission expressed a great deal of concern with <br />the potential impact an increase in density would have on the integrity of this unique piece of <br />property. In the opinion of the Commission, the sketch plan did not meet the intent of the PUD <br />ordinance as far as preserving and enhancing the natural features of the land, and was being used <br />to get a density bonus. <br /> <br />Observations: <br /> <br />In January, the applicant submitted a revised sketch plan that was reviewed by City Council at a <br />work session. The revised proposal is for 170 single family lots. This is in compliance with the <br />R-I Low Density district regulations and no Planned Unit Development is being requested.
