We <br />offer the following comments: <br /> <br />General: The preliminary plat proposes to create a total of 16 single family lots on a 40 acre <br />parcel. The lots are proposed to be clustered on approximately 8 acres. The subject property is <br />generally located south of the intersection of Erkium Street and 177th Avenue NW. Future build- <br />out is planned to add approximately 35 additional lots when municipal services become <br />avallable. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot Area and Width: The current minimum lot size in the R-I - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for comer lots). The submitted plat conforms to all lot requirements. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a ~oss density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. The plat indicates a gross density of exactly .4 units per acre. <br /> <br />Density Transitioning: Density transitioning is required along the eastern boundary and a <br />portion of the northern boundary of this site. Existing tree cover can be used to satisfy <br />transitioning requirements. Lots 4-9 Block 3 appear to meet the transitioning minimums through <br />existing vegetation and wetlands. Density transitioning on Lots 1-3 is addressed through the use <br />of additional landscaping. Per City Code, for every 100 feet of affected property boundary, 8 of <br />each of the following trees are required for a total of 24 trees: overstory trees, understory trees, <br />and evergreen trees. On the eastern side of the plat, there is 312 feet of impacted' boundary, <br />resulting in the need for 74 trees.
