.With these changes, staff is also looking for a stricter stance on allowing conditional use
permits. It is important to discuss establish/ng criteria for obtaining a conditional use
permit. Such criteria could include a special use, (other than storage) additional
landscaping requirements, or larger lot sizes. Currently, there is no criteria in City Code
permit for accessory structure overages. It is suggested that, in the future, the only
overages considered would be those uses that are allowed by conditional use permit for
other reasons. For example, a conditional use permit is required for two principal
buildings on one lot. Any accessory structure size overages can be processed as two
principal buildings in the future.

Recommendation:

Staff recommends forwarding the proposed ordinances to City Council for adoption.

Commission Actioni

Motion to recommend that City Council adopt an ordinance to amend Section 9.11.02
(Accessory Structures), an ordinance to amend Section 9.20.11 (R-1 Residential District),
and an ordinance to amend Section 8.21 (Swimming Pool and Spa Permit).

Review Checklist:
Assistant Community Development Director

PC 3.2.06

80
