Shellemd: <br />We are in receipt of your final plat for The Meadow consisting of two (2) sheets prepared by <br />Pioneer Engineering. We are also in receipt of a fifteen (I5) sheet set of Grading, Utility and <br />Street Construction Plans dated January 25, 2006; a Stormwater Pollution Prevention Plan dated <br />January 25, 2006; and a set of Specification For grading, Utility & Street Construction, dated <br />January 20, 2006; all prepared by Pioneer Engineering. We offer the following comments: <br /> General: The subject property is generally located in the southeast quadrant of Nowthen Blvd. <br /> and Alpine Drive. The plat consists of approximately 50 acres and is proposing to create a total <br /> of 46 new single-family lots, replat 3 existing homesteads, replat the existing commercial Iot in <br /> the northwest comer of the property into 2 lots, and preserve 2 future sites for public/quasi-public <br /> uses. The plat includes the City Hall campus, 3 existing residences and the commercial comer at <br /> Nowthen Blvd. and Alpine Drive. <br /> Zoning: The development required a reconfigurati0n of the existing land uses and zoning. On <br /> November 22, 2005, the City Council authorized City Staff to submit an application for a <br /> Comprehensive Plan amendment to Metropolitan Council. City Council also requested that the <br /> amendment be contingent upon City Council ratification of Metropohtan Counml s demsm . At <br /> the date of this writing, the City has not received a decision from Metropolitan Council. City <br /> Staff is anticipating including ratification of Metropolitan Council action in the case to adopt the <br /> ordinance to reconfigure the existing zoning classifications on the property. The rezoning case <br /> will be on the February 28, 2006 City Council agenda if Metropolitan Council has taken action <br /> by that date. <br /> Final Plat Sheets: The northernmost street connection to the east should be 152aa Lane N.W.; <br /> the southerly future street connection should be 152"a Avenue N.W. <br /> Lot Area and Width: In accordance with the approved preliminary plat, the following lots are <br /> ~ 9 <br /> less than the 10,800 square feet minimum: Lot 7, Lots 11-19, Lot 22, Block 1; Lot ~, Block -. <br /> <br />-129- <br /> <br /> <br />
