1) 2) 7) REZONING PROCEDURE Pre-application Meeting - The petitioner shal'i meet with City staff to discuss his proposal and City re- quirements. Complete application form provided. Upon application for rezoning, the petitioner shall pre- sent 3 copies of a Genersl Development Plan. This plan shall be conceptual rendering only and shall not require the fine detail of a site plan. The General Development Plan shall be dr~wn to scale with topography of a contour interval not greater ~ban two (2) feet and show the following when applicable: a) The proposed site with reference to existing develop- ment on adjacent properties. b) General location of proposed structures. c) Tentative street arrangements, both public ~ud private. d)~ Amenities-toLbe_provided~suchLas recreationatareas, open space, walkways, etc~ e) Tentative plat showing proposed streets aud parks in relationship to the proposed development. f) General location of parking areas. g)_ Proposals for availability of public sanitary sewer, water, and storm drainage. h) A statement showing the proposed density of the pro- Ject with the method of-calculating said density also shown. Payment of a fee as determined by resolution of the City Council which is commensurate with the cost of processing this application. The staff shall review and make recommendations to the Planning Commission for their review and action. If a conceptual rendering is needed,-10 copies (or one 8 1/2" x ll") shall be provided by the applicant. The applicant shall receive a copy of the staff report when copies are distributed to the Planning Commission. ~ter the Planning Commission holds a public hearing, it m~kes a recommendation on the rezoning application to the City Council. The City Council will m~e the final determination as to whether the permit will be granted and under what condi- tions. 92
