REZONINC PROCEDUP~ Pre-application Meeting - The petitioner shall meet with City staff to discuss his proposal and City requirements. Complete application form provided. Upon application for rezoning, the petitioner shall present 3 copies of a General Development Plan. This plan shall be a conceptual rendering only and shall not require the fine detail of a site plan. The General Development Plan shall be drawn to scale with topography of a contour interval not greater than two (2) feet and show the following when applicable: (a) %he proposed site with reference to existing develop- ment on adjacent properties. (b) General location of proposed structures. (c) Tentative street arrangements, both public and private. (d) Amenities to be provided such as recreational areas, open space, walkways, etc. (e) Tentative plat showing proposed streets and parks in relationship to the proposed development. (f) General location of parking areas. (g) P~oposal~s for availability of public sanitary sewer, water, and storm drainage. A statement showing the proposed density of the pro- ject with the method of calculating said density also shown. Payment of a fee as determined by resolution of the City Council which is commensurate with the cost of processing this application. The staff shall review and make recommendations to the Planning Commission for their review and action. .If a conceptual .rendering-is needed, i0 copies--(or one 8-1/2" x 11") shall be provided by the applicant. The applicant shall receive a copy of the staff report when copies are distributed to the Planning Commission. After the Planning Commission makes a recommendation on the rezoning application, its recommendation will be forwarded to the City Council. The City Council will make the final determination as to whether the permi~ will be granted amd under what conditions. 92
