Findings of Fact - Good Value Homes <br />1) That the applicant has properly applied for a conditional use permit <br />to manufacture in a business zoning. <br />'2) That the applicant appeared before the Planning Commission for a <br />public hearing pursuant to City Zoning Ordinance on October 7, 1980. <br />That the public hearing was properly advertised and that the minutes of <br />said public hearing are hereby incorporated by reference. <br />3) That the standards for consideration are as follows: <br />a) The property is zoned B - 1 and this is not a permitted <br />use. <br />b) The adjoining properties are B -1 Business and I -1 <br />Industrial located on parcels of varying sizes. <br />4 ) <br />c) The closest similar use is located within less than one <br />mile. <br />d) There should be no adverse affects to traffic in the area. <br />e) Properly maintained, the proposed manufacturing should not <br />affect other businesses in the area. <br />That the for approva /disapproval are as follows: <br />a) That the establishments maintenance and operation will <br />not be detrimental to or endanger the public health, <br />safety and general welfare and is not contrary to es- <br />tablished standards, regulations or ordinances of other <br />governmental agencies. <br />b) That the structure and site improvements, as indicated, <br />as a part of the applicants request, are so designed and <br />constructed that they will not be unsightly, undesirable <br />or obnoxious in appearance and that it will not hinder <br />the orderly and harmonious development of the City and <br />the use of the district wherein proposed. <br />c) That the use will not be substantially injurious to the <br />permitted uses nor unduly restrict the enjoyment of other <br />property in the immediate vicinity nor substantially <br />diminish and impair property values within the area. <br />d) That the establishment of the use will not impede the <br />orderly and normal development and improvement of the <br />surrounding property for uses permitted in the zoning <br />district. <br />
