Findings of Fact - Good Value Homes 1) That the applicant has properly applied for a conditional use permit to manufacture in a business zoning. '2) That the applicant appeared before the Planning Commission for a public hearing pursuant to City Zoning Ordinance on October 7, 1980. That the public hearing was properly advertised and that the minutes of said public hearing are hereby incorporated by reference. 3) That the standards for consideration are as follows: a) The property is zoned B - 1 and this is not a permitted use. b) The adjoining properties are B -1 Business and I -1 Industrial located on parcels of varying sizes. 4 ) c) The closest similar use is located within less than one mile. d) There should be no adverse affects to traffic in the area. e) Properly maintained, the proposed manufacturing should not affect other businesses in the area. That the for approva /disapproval are as follows: a) That the establishments maintenance and operation will not be detrimental to or endanger the public health, safety and general welfare and is not contrary to es- tablished standards, regulations or ordinances of other governmental agencies. b) That the structure and site improvements, as indicated, as a part of the applicants request, are so designed and constructed that they will not be unsightly, undesirable or obnoxious in appearance and that it will not hinder the orderly and harmonious development of the City and the use of the district wherein proposed. c) That the use will not be substantially injurious to the permitted uses nor unduly restrict the enjoyment of other property in the immediate vicinity nor substantially diminish and impair property values within the area. d) That the establishment of the use will not impede the orderly and normal development and improvement of the surrounding property for uses permitted in the zoning district.
