II. FRONT SETBACKS PREVAILING Where adjoining structures existing at the time of adoption of this chapter have a different setback from that required, the front setback of a new structure shall conform to the prevailing setback in the immediate vicinity. The zoning officer shall determine the necessary front yard setback in such cases. In no case shall a building be required to set back more than sixty (60) feet, except where a business district is adjacent to a residential district. III. SIDE AND REAR SETBACKS - PARTY WALLS Buildings may be excluded from side and rear setback requirements if party walls are used and if the adjacent buildings are constructed as an integral structure. IV. SETBACKS ADJACENT TO RESIDENTIAL AREAS Where a retail business district is adjacent to or across the street from a residential district, the minimum building setback from the lot line and street facing the residential district shall be thirty - five (35) feet. j SETBACKS ALONG THOROUGHFARES Along streets which are main throughfares or designated in the county's thoroughfare plan, the minimum setback for all buildings and structures. shall be one hundred ten (110) feet from the centerline of the street or fifty (50) feet from the right -of -way line, whichever is the greater setback, except where a service road exi'sts,in which case there shall be a thirty -five (35) foot setback. VI. HEIGHT REGULATIONS • No structure shall exceed thirty -five (35) feet in height above average ground level unless approved by the zoning officer. The zoning officer may authorize a variance to the height regulations in any district if: a. All front, side, and rear yard depths of buildings are increased one (1) foot for each additional foot of height; or b. The structure is any of the following: Television and radio towers, church spires, belfries, monuments, tanks, water and fire towers, grain elevators, stage towers and scenery lofts, cooling towers, ornamental towers and spires, chimneys, elevator bulkheads, smokestacks, conveyors, flagpoles, silos, and air conditioning and heating units. Notwithstanding any provision of this section, or any other requirement of this chapter, no structure shall be allowed to exceed in height the effective fire protection height capability of the fire protection provided by the City of Ramsey.
