Staff is recommending that the number of building permits for this addition be limited to 16 until a second paved ingress / egress is provided, either through future phase additions or through a temporary paved connection. Some minor revisions are required to the grading and utility plans, per the City Staff Review Letter. The City Attorney has drafted a utilities agreement with the applicant regarding utility construction to Brookfield Addition and Sweet Bay Ridge. The signing of this agreement is pending at the time of the preparation of this case. Certificates of occupancy will not be issued until the City sanitary sewer and watermain are fully functional, including permanent vehicular access to the lift station, Park dedication requirements for the plat are being s~tisfied through a cash payment. The applicant will be constructing trails along the southern boundary, of'Trott Brook and along Nowthen Blvd. Staff is recommending that the entire trail along Trott Brook 6e constructed as a part of the First Addition. Recommendation: Staff is recommending approval of the final plat. Council Action: Motion to adopt Resolution #06-03- to approve the final plat of Brookfield First Addition contingent upon compliance with the City Staff Review Letter dated March 9, 2006, and the Developer entering into a Development Agreement with the City. -or4 Motion to deny the final plat of Brookfield First Addition.
