Payment of Sewer and Water Trunk Fees. There is a sewer and water trunk fee of One <br />Hundred Forty-Six Thousand Nine Hundred Seventy-Six Dollars and no cents ($146,976) (48 <br />lots x $3,062/1o0 due on the Plat. The City of Ramsey and the DEVELOPER have entered <br />into a certain Watermain and Sanitary Sewer Cost Contribution Agreement dated February <br />2006 (the "Agreement"). Pursuant to Section 3.02 of the Agreement, the 2006 water trunk <br />fee in the amount of One Thousand Nine Hundred Twenty Five Dollars and no cents ($1,925) <br />per lot and the 2006 sanitary sewer trunk fee in the amount of One Thousand One Hundred <br />Thirty Seven Dollars and no cents ($1,137) per lot have been paid. Therefore, there is no <br />required payment for the sewer and water trunk fees for the Plat. <br /> <br />10. Stormwater Management Fee. The current Stormwater Management Fee is Three Hundred <br /> Ninety Seven Dollars and no cents ($397.00) per lot. The existing homestead on Lot 3, <br /> Block 3, is exempt from this fee. Stormwater, management fee obligations for the Plat are <br /> Nineteen Thousand Fifty-Six Dollars and no cents'($1 ~,,056) (48 lots x $397/lo0. <br /> <br /> SECTION II <br />STAGE II IMPROVEMENTS AND FINANCIAL GUARANTEES <br /> <br />I I. Stage II Improvements Required. The Stage II Improvements which the CITY requires <br /> the DEVELOPER to construct within the Plat are as follows: <br /> <br />a) Street striping and signing <br />b) Traffic signing <br />c) Future Through Street Signing <br />d) Street lights <br />e) Street light maintenance <br />f) Street sweeping <br />g) Seal coating <br /> <br />("Stage FI Improvements") <br /> <br />12. Payment for Stage II Improvements. The CITY will install in the Plat the Stage Fi <br /> Improvements. The DEVELOPER shall also deposit an amount that is determined by the <br /> CITY to be adequate to aid in the operation and maintenance of street lights in locations <br /> within the Plat determined by the City Engineer and installed by Connexus for the first three <br /> (3) years after final plat approval. The CITY will bill residents in the Plat at least quarterly <br /> for street light maintenance and operation costs; billing will be initiated at the time a <br /> residence connects to municipal water and sanitary sewer. The DEVELOPER will pay to <br /> the CITY an amount equal to 100% of the City Engineer's ~stimated construction cost of the <br /> items prior to recording of the final Plat.
