1 <br />2 1 1I , <br />3 <br />4 nrnm+h�+., as <br />a eenditi� <br />5 (17) In multi -family, assisted living, memory care, or nursing home structures, ADUs as one- <br />6 bedroom guest suites are permitted at the rate of one ADU per 50 apartment units and shall <br />7 not count towards density calculations. <br />8 (18) ADUs in the Shoreland Overlay District are limited to 700 square feet and 15 feet in height. <br />9 <br />10 (6) Model Homes, Temporary Real Estate Offices, and Construction Trailers/Field Offices. This section <br />11 allows for the provision of model homes, temporary real estate offices, and temporary construction <br />12 trailers/field offices in new residential subdivisions or development without adversely affecting the <br />13 character of surrounding residential neighborhoods and properties or creating a general nuisance. <br />14 As these uses represent a unique temporary commercial use, special consideration must be given <br />15 to the peculiar problems associated with them and special standards must be applied to ensure <br />16 reasonable compatibility with their surrounding environment. All model homes, temporary real <br />17 estate offices, and construction trailers/field offices must comply with the following special <br />18 requirements: <br />19 (1) Temporary parking facilities shall be provided for model homes, temporary real estate offices, <br />20 and construction trailers/field offices. At least four parking spaces must be provided. The <br />21 overall design, drainage, and surfacing of the temporary parking facility shall be subject to the <br />22 approval of the zoning administrator. <br />23 (2) The model home or temporary real estate office are permitted only until all the other lots in <br />24 the subdivision have active building permits. Construction trailers/field offices are permitted <br />25 until all buildings within the project have a certificate of occupancy. <br />26 (3) The applicant for a model home may be required to submit a cash bond to guarantee the <br />27 conversion of the model home to living space in a timely manner if alterations to the site have <br />28 occurred such as the provision of paved parking, removal of lighting, and similar uses. Such <br />29 conversion includes, but is not limited to, the provision of landscaping, turf restoration and <br />30 the removal of parking lots, signage, and lighting. <br />31 (4) At no time may a model home, temporary real estate office, or construction trailer/field office <br />32 be used as a Fesedence living quarters. <br />33 <br />34 (C) Home Occupations. Home occupations shall be allowed to exist in the residential zoning districts in <br />35 accordance with certain criteria established to protect the peace, quiet, and domestic tranquility in <br />36 all residential neighborhoods within the city, and in order to guarantee all residents freedom from <br />37 excessive noise, excessive traffic, nuisance, fire hazard and other possible effects of said home <br />38 occupation uses. It is the intent of this section that the property owner shall have a vested interest <br />39 in the business, as the city does not desire to create business incubators for lease within the <br />40 residential districts. <br />41 , <br />42 <br />43 . <br />44 (1) Requirements. Home occupations that operate under the following parameters shall be exempt <br />45 from a permit. If a home occupation operates beyond the conditions below or if the home <br />46 occupation creates conditions described in subsection (2), a permit shall be required. <br />47 a. The home occupation shall be clearly incidental and secondary to the residential use of the <br />48 premises, and shall result in no incompatibility with or disturbance to the surrounding area. <br />Page 51 of 147 <br />
