1 (1) For corner lots, no fence shall be located within the vision clearance triangle as docGri�o� <br />2 s e ct+e-n-1. <br />3 <br />4 <br />6 <br />7 <br />8 <br />9 500 Business Districts <br />10 <br />11 510 Districts Established and Purpose <br />12 The tollowing businesses districts (B-1, B-2, B-3, 1-1, and 1-2) are hereby established according their <br />13 purpose and the intent of the Comprehensive Plan. Collectively, these five districts are herein this chapter <br />14 called "business districts." <br />15 <br />16 511 B-1 Neighborhood Business District <br />17 (A) Purpose. This district is intended to provide a district which encourages compact walkable centers <br />18 for office, retail sales, and personal services that connect to and serve the adjacent neighborhoods <br />19 and to preserve and protect the general character of the adjacent areas. <br />20 (B) Application —This district shall be applied to properties guided Commercial as shown on the current <br />21 Comprehensive Plan. <br />22 <br />23 512 3-2 Community Business District <br />24 (, Purpose. This district is intended to provide a district for the development of community -scale <br />25 office, retail sales, restaurant, and services functional for both pedestrians and automobiles. <br />26 (B) Application —This district shall be applied to properties guided Commercial as shown on the current <br />27 Comprehensive Plan. <br />28 <br />29 513 .5-3 Regional Business District <br />30 (A) Purpose. This district is intended to provide for large-scale commercial development, including <br />31 <br />retail, entertainment, restaurant, and other complementary commercial uses. The district is <br />32 <br />intended to provide a commercial environment that is functional for both pedestrians and <br />33 <br />automobiles serving the community and region. <br />34 <br />(B) <br />Application —This district shall be applied to properties guided Commercial as shown on the current <br />35 <br />Comprehensive Plan. <br />36 <br />37 <br />514 <br />-1 Light Industrial District <br />38 <br />(A) <br />Purpose. This district is intended to provide areas in which to locate businesses that enhance the <br />39 <br />city's tax base, have a large employee base, involve manufacturing, warehousing, distribution, office <br />40 <br />uses, and other accessory retail and service uses offered on site with minimal outdoor storage. This <br />41 <br />district also accommodates large users such as indoor recreational complexes. <br />42 <br />(B) <br />Application — This district shall be applied to properties guided Business Park as shown on the <br />43 <br />current Comprehensive Plan. <br />44 <br />45 <br />515 <br />-2 General Industrial District <br />46 <br />(A) <br />Purpose. This district is designed to provide a district for intense manufacturing, warehousing, <br />47 <br />distribution, and industrial uses due to the characteristics of the use of the property, and/or have <br />48 <br />an extensive amount of outdoor processing and/or outdoor storage. <br />Page 65 of 147 <br />
