Motion by Commissioner Johnson, seconded by Chairperson Nixt, to recommend that the City <br />Council adopt the resolution approving the request and authorizing staff to submit the <br />Comprehensive Plan Amendment to Metropolitan Council. <br /> <br />Motion Carried. Absent: Commissioner Shepherd. <br /> <br />Case//8 <br /> <br />Public Hearing - Request for Rezone Property from R-1 Single Family <br />Residential, R-2 Medium Density Residential, R-3 High Density Residential <br />to Planned Unit Development; Case of Pulte Homes of Minnesota <br />Corporation <br /> <br />Case/t9 <br /> <br />Public hearing - Request for Preliminary Plat for Summerset Meadows, <br />Case of PuRe Homes of Minnesota <br /> <br />Presentation <br /> <br />Community Development Director Tmdgeon advised that this preliminary plat covers an area of <br />187 acres. He stated that Pulte Homes is proposing to develop 606 housing units on 136 acres of <br />the site. He indicated that as part of the plat, the developer is creating outlots that may contain <br />commercial development on 38.5 acres. He stated that they are also reserving a 300-foot wide <br />corridor needed for the future Mississippi River Bridge Crossing. He indicated that this corridor <br />is nearly 14 acres in size. He stated the residential portion of the development will consist of 154 <br />small-lot single-family homes, 274 village row townhomes, and 178 court home back-to-back <br />townhomes. He stated that the plat also dedicates 4.26 acres as a public park and creates a 2.23- <br />acre homeowner's association park that will contain a pool, tennis and basketball courts, and a <br />clubhouse. <br /> <br />Community Development Director Trudgeon stated that the applicant is proposing that the <br />subdivision be rezoned to a Planned Unit Development from R-1 Single Family Residential, R-2 <br />Medium Density Residential, and R-3 High Density Residential to Planned Unit Development <br />(PUD). <br /> <br />Community Development Director Tmdgeon stated that the PUD will have several deviations <br />from City Code, as follows: <br />· Smaller lot sizes: Community Development Director Trudgeon stated that the single-family <br /> lots range from 7,952 square feet to 14,698 square feet with an average lot size between <br /> 8,900 to 9,000 square feet, City Code requires 10,800 square feet for each lot. He indicated <br /> the applicant is asking for this consideration due to neighborhood design considerations and <br /> to make up for the loss of nearly 14 acres being given to the City for the future Mississippi <br /> River Bridge crossing. <br />· Narrower lot widths for urban single-family lots: Community Development Director <br /> Trudgeon stated that the applicant is asking for this exception due to neighborhood design <br /> considerations and to make up for the loss of nearly 14 acres being given to the City for the <br /> future Mississippi River Bridge crossing. <br /> <br />Planning Commission/October 6, 2005 <br /> Page 15of29 <br /> <br /> <br />
