Community Development Director Trudgeon cautioned that it is not officially mapped. He stated <br />that it is not right-of-way so they cannot take that land without some consideration. <br /> <br />Commissioner Johnson agreed that they cannot just say because we want it, it is ours. <br /> <br />Community Development Director Trudgeon indicated that Pulte has been very accommodating <br />in working with Staff. He stated they have not tried to go too dense; they have tried to be <br />reasonable in density and have some neighborhood elements. <br /> <br />Commissioner Brauer stated that from the City's perspective we kind of agreed that they would <br />give us the 14 acres for the corridor and we would give them some concessions on other parts of <br />the development. <br /> <br />Community Developmem Director Trudgeon indicated that is part of it, and there has also been <br />some discussions on the fee structure, and how to determine what is reasonable. <br /> <br />Community Development Director Trudgeon stated that an Environmental Assessment <br />Worksheet was required, and on July 26, 2005, after review of the comments received from the <br />documents and looking at information contained within the EAW, the City Council determined <br />that no further environmental review was necessary. <br /> <br />Community Development Director Trudgeon stated that Pulte Homes is proposing to rezone the <br />entire property to Planned Unit Development. He indicated that the existing Comprehensive <br />Plan shows expected land uses on this property to be Low, Medium, and High Residential <br />Density. He advised that there are several notes in the report concerning the density calculation. <br /> <br />Community Development Director Trudgeon stated that the grading, drainage, streets, and <br />utilities plan are generally acceptable subject to the comments contained in the Staff Review <br />Letter. <br /> <br />Commissioner Johnson stated he likes this, because they have been trying to get density by <br />Highway I0. He indicated he is not troubled by the concessions requested. He stated he is a <br />little puzzled about where 116 is going. <br /> <br />Community Development Director Trudgeon explained what land is on the other side. He <br />indicated they have had discussions with the County. He stated it would have to be designated <br />County road up to the intersection. <br /> <br />Commissioner Van Scoy asked if any concerns have been expressed about the 50-foot right-of- <br />ways used in some of these developments. <br /> <br />Community Development Director Trudgeon stated there have not been many concerns. He <br />indicated the one issue they have had is snow removal, and they just have to be more cognizant <br />of where put the snow in these narrower right-of-way areas.
