He commented that he is aware Ms. Brock objected to <br />it at a time. <br /> <br />Community Development Director Tmdgeon stated that as far as Alpine is concerned, it is <br />designed as a State Aid Collector Road, and act as a mllever to Highway 10 as needed. He <br />indicated he is not dismissing the impact it will have to Ms. Brock, but it was always designed to <br />do so. <br /> <br />Ms. Brock commented that with the new development, particularly with the apartment building <br />and multi-family townhomes, will that traffic be directed so it can get to Highway 10 instead of <br />coming back around. <br /> <br />Community Development Director Trudgeon indicated that it depends on where they are <br />heading. He stated if they are heading to the cities they will probably go to Bunker, but if going <br />to Elk River will probably use Alpine to get to Highway 10. He indicated that every <br />development will have impact to every street in the city. <br /> <br />Ms. Brock stated that as Community Development Director Tmdgeon mentioned, the developer <br />is asking for smaller lots than have been acceptable. She indicated that just because a big builder <br />is coming in does not mean we have to allow them to do whatever they want. <br /> <br />Commissioner Van Scoy asked if Community Development Director Tmdgeon had not <br />commented on the density. Community Development Director Tmdgeon stated the density is <br />2.75 units per acre, and the maximum density for this type of development for single-family is 3 <br />units per acre, so under the density typically allowed. <br /> <br />Chairperson Nixt asked what will be done in respect to density transitioning. <br /> <br />Community Development Director Trudgeon stated they are showing plantings along the edge of <br />the property. He asked Pulte homes to address that further. <br /> <br />Commissioner Watson questioned if they could take the public park and move it up to serve as a <br />buffer. <br /> <br />Community Development Director Tmdgeon stated they could look at it. He indicated the park <br />is shown where the park plan shows a park, but that does not mean it cannot be moved. <br /> <br />Vic Haggin, 15231 Jackal Street, been here 33 years. He stated he is disgusted with the entire <br />operation. He indicated they are mining the neighborhood, and giving into the developers. He <br />stated Case #9 seems to be academic because already doing tweaking to Case #8. He indicated <br />the town he grew up in was 1200 people, now they are talking about putting 2400 homes in <br />behind him. He commented you cannot move on the road now, and Highway 10 was never <br />figured out before letting everyone come in and do all this development.
