Chairperson Nixt stated that as to the density being pushed to the center, he is okay with that. He <br />indicated he likes the homeowner's park and community space. <br /> <br />Commissioner Van Scoy asked if the single-family homes are part of the Homeowner's <br />Association. <br /> <br />Ms. Goodroad stated they are part of the association. She indicated that the entire development <br />will be able to take advantage of the Homeowner's park. <br /> <br />Chairperson Nixt asked if the identified ponds are infiltration ponds or if they will be full and <br />maintained. <br /> <br />Ms. Goodroad stated they are intended to be full. <br /> <br />Chairperson Nixt asked if there are any drainage issues. <br /> <br />Civil Engineer II, Linton indicated that there are items pointed out in the Staff Review Letter. <br /> <br />Ms. Goodroad stated that they met with Staff yesterday and agreed to all the changes as they <br />proceed through the process. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Van Scoy, to recommend City <br />Council adopt a Resolution approving Findings of Fact. <br /> <br />Commissioner Johnson indicated he has more problems with this as they get away from the <br />Town Center, but they are dealing with getting development by Highway 10. He stated as much <br />as it will interfere with his morning drive, he thinks it makes sense. <br /> <br />Commissioner Van Scoy agreed. He stated if the developer went strictly with the zoning that <br />was there they would be at about the same density, and they are really just looking for flexibility. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Van Scoy, Levine, <br />and Watson. Voting No: Commissioner Bmuer. Absent: Commissioner Shepherd. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Van Scoy to recommend City <br />Council introduce the Ordinance to rezone the property from R-1 Single Family, R-2 Medium <br />Density Residential, and R-3 High Density Residential to Planned Unit Development. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Van Scoy, Levine, <br />and Watson. Voting No: Commissioner Brauer.
