PROPOSED <br />CITi' OF <br /> CITY COUNCIL <br /> <br />FINDINGS OF FACT re Linda ~onte <br /> CONDITIONAL USE <br /> <br />1) T~hat the applicant has properly applied for a conditional use permit <br />as required by Ordinance to operate ~n accotunting ser-~ce- <br /> pls_n~.ing a~d Zoning Co~mission <br />2) 'n ~ _ <br /> _.na~ the a~plio'ant appeared before the <br />for a public hearing p-~rsuant to City Zoning Ordinance on November 3, 1980. <br />~nat said public hearing was properly advertized and that the _~inutes of <br />said oublic hearing are hereby incor?orated by reference. <br /> 3) That the Standards for Consideration are as follows: <br /> a) The property is zoned R-1 and this is not a permitted use. <br /> b) The adjoining properties are residential dwellings located <br /> on approximately one acre parcels. <br /> <br /> c) No similar uses are k,~no~ to exist in the City. <br /> <br /> d) ~nere will be no adverse affect to traffic flow in tlne area <br /> e) There are several conditional uses in operation within the <br /> City which to our tnnowledge have not ca~ased neiglnborhood <br /> problemS. <br /> f) %rune accotnnting service v.dll not affect the life style of <br /> the neighboring residents in a residential setting. Fur- <br /> ther, it should not affect the enjoyment or value of <br /> properties in the vicinity. <br /> ~) That the Criteria for Approva/Di'sapproval are as follows: <br /> a) The applic~-nts request, to be the sole operator of an <br /> accounting service should not be detri..~ental to or endanger <br /> the public health, safety or general welfare ~nd is not <br /> contrary to ~stablished standards as reg~Llated by City <br /> Codes. <br /> b) The lot size and proposed accounting service location <br /> should not be tmsitely or undesirable or obnoxious in <br /> appearance a_nd should not hinder the orderly and harmonioUs <br /> development of the City or the district where herein pro- <br /> posed. <br /> <br /> <br />
