COUNTY OF ANOKA
O[fice qf the County A,~.~'e.~.~r

COURTHOUSE ANOKA, MINNESOTA 55303 612.421-4760

September 22, 1980

Memo To: Lester Wirz

From: Gayle Leone
Re:

1981 Residential Rate Increase

The 1981 Anoka County residential rate manual was increased
by 7%. This is to reflect the increase in the sales of
residential property from July 1, 1979 to July 1,1980. I am
using the Marshall and Swift index service along with E. H.
Boeckhs appraisal manual and index service to arrive at this
increase. This data is verified by taking actual resales of
residential property in Anoka County from 1979 to 1980,
together with sales data from many mortgage lending companies
and local real estate firms. Several local contractors are
also contacted to verify this increase.
The assessor is charged, by law, to follow the market..value
of all properties and to maintain his values as close to the
selling price as possible; therefore, as real estate increases
in value, so does the assessor's value.
Since the revised value notices went out 11 days ago, we have
had only 4 taxpayers question the new value. None of these
4 taxpayers felt their value was excessive.

GL:cls
