Anoka, Minnesota 55303 Re: Preliminary Plat Review of HY-IO Ramsey Dear Mr. Peterson: This preliminary plat consists of seven lots situated at the intersection of Armstrong Boulevard and U.S. Highway No. 10 and 169. This area is zoned I-1 Industrial District. Following is a list of comments resulting from our review of this preliminary plat: 1. There is no certification of boundaries by a Registered Land Surveyor certifying to accuracy of survey as required under City Ordinance No. 170.037A-f. 2. No boundary survey was supplied as required under City Ordinance No. 170.037B-a. Soil borings were not supplied as required under City Ordinance No. 170.037B-i. 4. Refering back to comment number 7 of the sketch plan, it appears that there is no Dark to be dedicated on this plat so in exchange there will have to be a p~rk dedication fee paid in lieu of land dedication. 5. Disposal of storm drainage water must be addressed as required under City Ordinance No. 170.037C-g. Also a grading plan should be provided. 6. In review of the street plans, the proposed street section is not in con- formance with city standards for industrial streets. A1 so the specifica- tions should be revised to provide for a bituminous wear course rather than a base course and the percent of oil should be based on a job-mix formula. 7.
