The plat is situated <br />on the Anoka County and Sherburne County line North of U.S. Highway No. 10. This <br />area is zoned B-1. <br /> <br />Following is a list of comments resulting from our review of this preliminary <br />plat: <br /> <br />1. This plan does not show the existing zoning of the land adjacent to this <br /> plat as required under City Ordinance No. 170.037B-c. <br /> <br />The width and type of roadway surface should be shown on the plat along <br />with other existing characteristics as stated in City Ordinance No. <br />170.037B-f. <br /> <br /> ~ .3. Soil borings were not supplied with the preliminary plat as required <br /> ~,2. under City Ordinance No. 170.037B-i. <br /> <br /> ~ 4. As stated in comment number 9 of the sketch plan review, the preliminary <br /> .,'plat abutts U.S. Highway No. 10, 52 & 169 and direct access is not per- <br />- -~ .?'mitred as per Article No. 170.038E7 of the City Code. Also no access is <br />~m"l~'~,' provided to adjoining properties. <br /> 5. The width of the easements between the lots and the outlot are not shown <br /> on the plan as required under City Ordinance No. 170.037C-b. <br /> <br />As stated in comment number 5 of the sketch plan review, there are no <br />park areas shown on the plat to be dedicated; therefore, the developer <br />will be required to pay a park fee in lieu of land. <br /> <br />7. Disposal of storm drainage water must be addressed as required under City <br /> Ordinance No. 170.037C-g. <br /> <br />8.
