CITY OF RA~SEY AGRE~I~NT TO GUARANTEE C0~PLL~qCE WITH DEVEIDP~ENT cONDITIONS ESTABLIS~LED BY THE cITY OF HALSEY INTENT AND PURPOSE To assure that all conditions of approval established by the City of R~ms~y for all non-residential developments, be fully understood by the applicant and assure %hat the Applicsnt fully complies with all conditions established by this agreement. T.~,kL DESCRIPTION OF PROPERTY The property is legally described as Lot 1 Block 5 Riverside West and is generally knov~n as 13751 Dolomite Street CONDITIONS OF AGREemENT 1) Applicant shall submit to the City a site plan as approved by the City. Said plan shall he marked as Exhibit "A" and shall become a part of this agreement, 2) Applicant shall complete his building and site improve- ments prior to September 25, 1981. 3) Applicant shall deposit with the City of Ramsey, cashier's check, irrevocable letter of credit, performance bond, or other suitable security acceptable to the City of Ramsey in the amount of 150 per cent (!50%) of the cost of completing all landscaping improvements to including landscaping as shown on the approved site plan, final site grading, lighting, driveways or parking areas, curbing and approved fire 18ne. Construction of the building shall be as shown on the building design plan or as shown as an alternate for the front exterior. Applicant acknowledges that failure to complete the improvements defined above by September 25, 1981, shall result in forfeiture of the financial guarantees - - -~ Parking area shall be constructed of four provi, ded to the City or ~amsey. · of bituminous mat ~4~ inches of Class V base material and two (2) inches surfacing. Escrow amount is $15,000.00. 4) As applicant complies by completing the site conditions defined under Item 3, the City of Ramsey maY release all or any portion of, the financial guarantee upon written request to the City of Ramsey, however, in no event shall the City of Ramsey release any amount which would reduce the remaining guarantee below 150% of the cost to complete all remaining site conditions. 5) Applicant shall submit corrected building plans as re- quired by the Building Official in his letter of ~srch 9, 1981.
