Lakevllle, Minnesota 55044 (6~2) 469~88~ <br /> <br />March 18, 1981 <br /> <br />Honorable Mayor and City Council <br />City of Ramsey <br />15153 Nowthen Boulevard <br />Anoka~ Minnesota 55203 <br /> Re: Verndale Commercial Park - Final <br /> <br />P1 at <br /> <br />Dear Council Members: <br />We have reviewed the above referenced final plat and construction plan. <br />The final plat is the same as the preliminary plat which was approved on January 27, · ' n of soil borings, allowance for direct <br /> 1981 with variance~ granted f~ d~e~ 169 and for not meeting minimum lot width <br /> access unto U.S. Highway Ho. ~u, ~ ~-~ ~ <br /> requirements. <br /> Following is a list of comments resulting from our review of the final plat. <br /> 1. No address map was prepared as required by Article 170.0310 D.m. of the City <br /> Code. <br /> <br /> 2. The constructim ~an was not prepared by a professional engineer registered <br /> by the State of Minnesota, as required by Article 170.039D. <br /> 3. The construction plan does not show a cross section of the proposed swales or <br /> grades as required by Article 170.037C.c. of the City Code. <br /> We have estimated the cost of the improvements to be $3,350.00. The bond or escrow <br /> requirement is 150 percent of the estimated cost or $5,025.00. <br /> We would recommend approval of the final plat with the following conditions: <br /> 1. The developer enter into a performance contract with the city to complete the <br /> improvements. <br /> <br /> 2. The developer obtain approval from the Minnesota Department of Transportation <br /> for direct access onto U.S. Highway 10, 52 and 169 as stated in our January 6, <br /> 1981, letter. <br /> <br />- .-- · ,~,~t~chnics · waste treotrr~nt <br /> <br /> <br />
