Community Development Director <br /> <br />Background: <br /> <br />Aaron Stritesky submitted a sketch plan to develop detached townhome units on the 2.3 acre <br />parcel located to the west of Nowthen Boulevard and north of Iodine Street N.W. The subject <br />property is zoned R-2 Medium Density Residential which allows up to 7 units per acre. The <br />sketch plan proposes 11 units, which equates to a density of approximately 4.7 units per acre. <br /> <br />City Code requires all townhome developments to be served by at least one main public <br />road. The sketch plan has been designed to be served solely by a private street. This <br />design conflicts with City Code. It is noted that the depth of the property presents a <br />hardship in providing a full public road right-of-way, especially in complying with <br />structure setback requirements. An alternative that might be explored is designing the <br />plat with a public service road which requires a 45 foot wide public right-of-way. The <br />service road would have to be constructed to the north property line of the property to <br />facilitate eventual connection at 146th Avenue N.W. as development occurs to the north. <br />However, even a 45 foot right-of-way might not resolve the setback issues. The <br />Developer and Staff would have to review options such as variances or planned unit <br />development if the project goes forward. <br /> <br />The proposed housing style is rambler, one-level living.
