That Section 9.50.30, Subd. 2(b) of City Code requires new subdivisions to make provisions
for the continuation of existing streets into adjoining areas.

That the subject property cannot meet City requirements for facilitating road connections
without exceeding the 600-foot cul-de-sac length due to multiple wetlands and the existence
of Trott Brook and Rum River in the vicinity that limit access opportunities.

8. That City Code requires that Erkium Street is constructed to the limits of the plat to facilitate
future road connections, making Erkium Street approximately 1,100 feet in length from the
intersection of proposed 177th Avenue.

9. That, if granted, the variance will facilitate a public connection between 177th Avenue and the
unimproved, dedicated right-of-way in Riverbrook, immediately south of the subject
property.

10. That, if granted, the variance will/will not increase the potential to increase the public safety
problems associated with over-extended cul-de-sacs

11. That the special conditions causing the undue hardship do/do not result from the actions of
the Applicant.

10. That if granted, the variance will/will not grant special privilege that is denied to other
owners of lands, structures or buildings in the same district.

11. That, if granted, the variance will/will not impair an adequate supply of light and air to
adjacent property.

12. That if granted, the variance will/will not be materially detrimental to the purposes of the
Ramsey Zoning Chapter or other property in the area.

13. That, if granted, the variance will not/will endanger public safety.

The motion for the adoption of the foregoing resolution was duly seconded by Councilmember
, and upon vote being taken thereon, the following voted in favor thereofi

and the following voted against the same:
and the following abstained:
and the following were absent:

whereupon said resolution was declared duty adopted by the Ramsey Board of Adjustment this
the day of ,2006.

Resolution #06-03-
-230-
