This subdivision has been <br />submitted in accordance with the cluster requirements for subdivision in the Rural Developing <br />area. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat, current and future plans <br />c) Grading Plan <br />d) Utility Plan <br />e) Landscaping Plan <br />t') Tree Inventory and Preservation Plan <br />g) Packet of letters from residents <br />h) Minutes from Planning Commission meeting on May 5, 2005 <br />i) Minutes from Planning Commission meeting on February 2, 2006 <br />j) Minutes from Planning Commission meeting on March 3, 2006 <br />k) City Staff review letter dated January 27, 2006, revised February 28, 2006, revised <br /> March 24, 2006 <br />1) Proposed Resolution <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code, residents within 700 feet of the proposed <br />development were notified of the public hearing on February 2, 2006, continued March 3, 2006. <br /> <br />Observations: <br /> <br />The applicant is proposing to create 16 single-family lots on approximately 40 acres. The <br />property is currently located in the R-I Rural Developing district, with a maximum density of 1 <br />lot per 2.5 acres, or 0.4 units per acre. As submitted, the preliminary plat is proposing a gross <br />density of .4 units per acre. All of the proposed lots appear to meet the cluster standards for R-1 <br />Rural Developing. Lots conform to minimum and maximum lot width, size, and frontage on a <br />public road. <br /> <br />Information regarding the community septic system, including soil testing, design of the system, <br />and exact location, has been submitted and is generally acceptable to City Staff. <br /> <br />-237- <br /> <br /> <br />
