Tom Adriaens asked if by saying that Shade Tree bought the property they mean it has <br />been closed and funded. He commented that at one time Ms. Wald worked for the City, <br />and is now representing Shade Tree. He asked if they could request a variance to go to 2 <br />½ acre lots. <br /> <br />Vice Chairperson Johnson advised the variance would have to be requested by the <br />developer, and noted that there is nothing improper in the fact that Ms. Wald previously <br />worked for the City. <br /> <br />Georgine Johnson, 16880 Wolverine Court, asked about future development of the <br />property. She asked how long Shade Tree plans to own the property. <br /> <br />Ms. Wald stated that Shade Tree Construction does own the property with full title, and <br />she believes it was purchased in September of 2005. She indicated that they would be <br />more than willing to work with the neighbors, and that Shade Tree always tries to work <br />closely with the City and tries to be a friendly neighbor. She stated that as for future <br />development they are stuck with these sixteen lots until the City provides sewer and <br />water. <br /> <br />Vice Chairperson Johnson stressed the fact that no one knows when that will be. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Levine to close the <br />public hearing at 8:47 p.m. <br /> <br />Motion Carried. Voting Yes: Vice Chairperson Johnson, Commissioners Van Scoy, <br />Levine, Brauer, Cleveland, and Shepherd. Voting No: None. Absent: Chairperson Nixt. <br /> <br />Commissioner Van Scoy asked about the traffic generation analysis, which the report <br />says is in process. <br /> <br />Community Development Director Trudgeon stated that they have no additional data. He <br />indicated that they know there is an average of 10 trips per house, but as for peak times, <br />they do not have that data. He stated they expect to have it before this goes to the City <br />Council. <br /> <br />Commissioner Van Scoy asked if Erkium Street is already a cul-de-sac. <br /> <br />Community Development Director Trudgeon stated that there was a right-of-way created, <br />but the actual cul-de-sac is not constructed. He indicated it is just a private driveway for <br />two houses. <br /> <br />Associate Planner Dalnes showed an aerial photo of the current road. <br /> <br />Commissioner Shepherd asked about the transitioning question that they had on the east <br />side, and how it fits with the usual pattern. <br /> <br />-294- <br /> <br /> <br />
