Richard Sybrant is reGuesting preliminary p~at approval o~ his proposed subdivision, The North Forty. The subdivision is locatea east of Armstrong Boulevard N. W., in~nediately north of Central Park. The subdivision consists of 15 single family residential lots averaging at least 2.5 acres in size. = n~=~ ~rGn ~nnstron~ Boulevard N W. with the Access to this subdivision 1. r~ ..... '' construction of 163rd Lane N.~, Alpaca Street N.W., and Ch~neleon Street N.W. flnclosed are the following items for your information: a) Site location map b) Proposed preliminary plat c) Letter dated February 22, 1988 from Mr. Richard Kujawa d) Letter from Anoka County Engineer dated February 23, 1988 e) City Engineer's report dated March 1, 1988 Observations: The City Council reviewed F~. Sybrant's preliminary plat on ~rch 22, 1988 and directed that I.~. Sybrant provide an additional access to the north or east portion of the plat. The Park and RecreationCu~u~ssion reviewed the proposed plat and recommended that land be acquired along the western boundary of the plat for a trail corridor. The Planning and Zoning Commission conducted a public hearing on the plat on March 1, 1988. On ~rch 3, 1988 the Commission recommended approval of the plat contingent upon complying with the terms outlined in the City Engineer's report dated March 1, 1988 and the County Engineer's comments dated February 23, 1988.
