This property is located in a use in the I-1 Indurtri~ n;o--~ t. A recreatien center is not permitted this district. ~]e recreation o enter is pro~osed to include a roller rink, b~nper boats, go-cart track, and miniature 9olf. In addition, }=. Hauan is requesting a conditional use permit to construct a 160 square foot advertising sicn on the property to advertise the recreation center from U. S Highway ~101 The sign is within the size limitations of Section 170.05 of the City Code. However, all advertising signs require conditional use permits. Enclosed are the following items for your information: a) Application b) Site location map c) Proposed findings of fact d) Proposed conditional use pemit Observations: The Planning and Zoning Commission held a public hearing on Mr. Hauan's request on April 5, 1988 at which time the Commission commented that the proposed use was appropriate in the I-1 Industrial District. Accordingly, the Commission recommended conceptual approval of the recreation center and sign but recommended that no develoi~ment of the property occur until the site plan for the use and structures has bean reviewed and approved by the Commission and City Council.
