pROP(~ED FINDINGS CF FACT <br />MR. ~AVID HAUAN <br /> <br />1. That Mr. David Hauan, hereinafter referred to as "Applicant", has <br /> prol~rly .applied for a conditiona%. ~ permit to co. nstruct a~.d operate <br /> a recreational center and to construc~ an advertising sign in the I-1 <br /> - Industrial District. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br /> Co.-rn~ission for a public hearing pursuant to Sections 170.013D and <br /> 170.05 of the F~msey City Co~e_ cn ;'4oril 5, 1988 and that said public <br /> .hearing ~,as properly advertised and that the minutes of said public <br /> hearing are hereby incorporated by referenCe. <br /> <br /> 3. That the subject property is generally known as 14622 Ferret Street <br /> N.W. and is legally described as follows: <br /> Lot 2, tflock 1, HY-10 Ramsey, ;%noka County, }~nnesota <br /> <br /> 4. That the subject property is located in the I-1 Industrial District and <br /> is approximately 4.21 acres in size. <br /> <br /> 5. That the Applicant is proposing to construct and operate a recreational <br /> center consisting of a roller rink, bumper boats, go-cart track and <br /> miniature golf on the subject property. <br /> <br /> 6. That the Applicant is proposing to construct a 160 square foot <br /> advertising sign on the subject property. This sign will advertise the <br /> proposed recreational center. <br /> <br /> 7. That a recreational center is not a permitted use in the I-1 Industrial <br /> District. <br /> <br /> 8. That Section 170.05 of the City Code limits advertising signs to a <br /> maximum of 300 square feet. <br /> <br /> 9. That Section 170.05 of the City Code requires a conditional use permit <br /> to construct an advertising sign and also requires the sign to <br /> advertise the activity on the subject property or.an activity located <br /> within 2500 feet of the subject property. <br /> <br /> 10. %'nat access to the Proposed recreational center will be from Ferret <br /> Street ~;.W. <br /> <br /> i1. That the adjacent Droperty to the east is occupied by industrial <br /> storage facilities ~nd a retail/co~~e.--rcial ~nopping center. <br /> 12. ~-,at ~ne property to the norrfn ~_nd %,est is vacant. <br /> <br /> 13. 5'nat the subje¢.~ property is bounded on the south by the Burlington <br /> Northern Railroad tracks. <br /> 14. %'nat there are no other simJ/ar permitted conditional uses in the City. <br /> <br /> 15. That the proposed use will increase traffic to and from the subject <br /> property. <br /> <br /> <br />
