1) That the Applicant has properly applied for a conditional use permit <br />to operate a motor cycle repair shop at his residence located at 15408 <br />Sunfish Lake Blvd. N.W. <br /> <br />2) That the Applicant appeared before the Planning and Zoning Commission <br />for a public hearing pursuant to City Zoning Ordinance on May 4, 1981. <br />That said public hearing was properly advertized and that the minutes of <br />said public hearing are hereby incorporated by reference. <br /> <br />3) That the Standards for Consideration are as follows: <br /> <br />4) <br /> <br />a) <br /> <br />b) <br /> <br />That the property is zoned R-1 Residential and that is not <br />a permitted use. <br /> <br />That the adjoining properties are R-~ Residential located <br />on parcels of varying sizes. <br /> <br />c) That the closest similar authorized use is located within <br /> two miles. <br /> <br />d) That the adverse effect on traffic in the area shottld be <br /> minimal. <br /> <br />e) <br /> <br />f) <br /> <br />That the <br /> <br />That there is similar authorized usesin the City. <br /> <br />That the proposed use will not be dangerous to people re- <br />siding or working in the area or to the general public but <br />that noise from motor cycles with inadequate muffler systems <br />my be a source or irritation for neighboring residents <br />during hours of outdoor activities. <br /> <br />criteria for approval/disapproval are as follows: <br /> <br />a) <br /> <br />That the establishment, m,~utenance or operation should not <br />be detrimental to or endanger the general public health, <br />safety and welfare and is not contrary to established <br />standards. <br /> <br />b) That inasmuch as there are no additional proposed structures <br /> should appear to be unsightly or obnoxious. <br /> <br />c) <br /> <br />That the establishment of the proposed use could be in- <br />jurious to the permitted uses and could unduly restrict <br />the enjoyment of other properties in the tn~nediate vicinity <br />and could diminish property values. <br /> <br />d) That the establishment of the proposed use could impede de- <br /> velopment and improvement of the surrounding properties. <br /> <br /> <br />
