CASE #3: BOB MUELLER

Address: 6001 167th Avenue N.W., Ramsey, Minnesota 55303
Plat 90410, Parcel 0720, TCV 66 and Plat 90410, Parcel 0730, TCV 66
(Councilwoman VanWagner arrives: 8:05 p.m.)

M~. Mueller's main concern is the tax amount he is paying. He is paying
as a commercial business and says something has to be done about the commercial
tax rate.

Councilman Cox stated the Marshall Swift approach to value may not be right
approach because we don't have that many old properties to compare for
valuation; most of our property is new construction. There are not adequate
comparables to use for one of the approaches to value.
Council Action: None at this time. (See minutes for motion made later in
regard to this matter).

CASE #4: A. GROSSLEIN

Address: 13554 Tungsten Street, Ramsey, Minnesota 55303
Plat 89329, Parcel 4360 - New Building
Plat 89329, Parcel 1520 - Old Building

Mr. Grosslein came before the Council and stated the valuation of his
warehouse is too high. If someone were to purchase this warehouse they
wouldn't pay that price for it. He discussed valuation and the commercial
tax rate with the Council snd stated something has to be done about it
or Ramsey won't have any busLuesses that can afford to stay here.

Motion by Councilman Cox amd secOnded by 0onnc~lmnn Reimann to leave
valuation the same as last year; reduce the $638,800.00 valued parcel
4.3%; the other building leave the same as last year based on the following:
1. No market comparables available in our conmmnity, 2. Valuation far
exceeds building costs, 3. A buyer wouldn't pay market value if purchased
at pr&sent time.

Motion carried. Voting yes: Mayor Gamec, Councilman Cox, Councilman
Sorteberg, Councilman Reimann and Councilwoman VanWagner. Voting no: None.

CASE #5: TONYFLORES

Address: 6302 169th Lane N.W.
Plat 90415, Parcel 0300
Mr. Flores came before the Council and stated the value of his lot was too
high at $7,000. Last year it was valued at $1,600. Mr. Wirz stated the
valuation couldn't be raised to a realistic value due to the three year
development freeze on valuation and that it is now a realistic value.
Assessor Starkey stated the homestead qualification should be looked into
on this parcel and Mr. Flores could check with the County on this matter.
Council Action: None.

BoR/May 14, 1981
2
