The City has the option for cash at the rate of <br />$2400.00 per unit, land, or a combination of the two. <br /> <br />Trail Development Fees: The City has enacted a Trail Development Fee. The current <br />rate is $580 per dwelling unit. <br /> <br />Trail Construction: A trail may be required along the public street. The construction <br />costs for the trail are not eligible for credit against Trail Development Fees due on the <br />Plat. Trails will need to be shown on the preliminary plat. <br /> <br />Sidewalks: City Code requires the installation sidewalks along one side of all non cul-de- <br />sac public streets. Sidewalks will need to be shown on the preliminary plat. <br />Stormwater Mana_oement Fee: The City has enacted a stormwater management fee; the <br />current rate is $397.00 per unit. The payment of this fee will be required prior to <br />recording the plat. <br /> <br />Tree Preservation Plan: A tree preservation plan must be submitted as part of the <br />preliminary plat process and in accordance with the Mississippi River Overlay District <br />regulations. The tree preservation plan shall include a tree inventory outlining, at a <br />minimum, location, size (diameter at breast height), and species of all trees that are four <br />inches (4") or greater in diameter. The inventory and preservation plan should be drawn <br />at the same scale as the preliminary and should clearly note areas/trees to be preserved <br />and trees that will be removed. The plan should utilize conservation design principles to <br />minimize the impact to existing vegetation. Every attempt to avoid existing significant <br />trees must be made. <br /> <br />Density Transitionine: City Ordinances require a transition between higher density <br />developments and lower density developments. This plat will require some type of <br />transitioning along the east and south property boundary that is adjacent to existing <br />single-family homes. If a landscape buffer is used for transitioning purposes, the buffer <br />must be 25 feet wide. Other transitioning techniques, such as the use of berms and/or <br />fencing, may be used in combination with landscaping to satisfy this requirement. <br />Contact Chris Anderson, Zoning and Recycling Coordinator for the prescribed number of <br />plantings in the buffer yard. <br /> <br />Landscaping: In addition to density transitioning and tree preservation, the townhome <br />development will also require a landscape plan. The landscape requirements are based on <br />the size of the property and canopy cover. The required number of plantings will be <br />dependent upon the proposed impervious and pervious areas of the site and the overall <br />size of the site. These calculations must be included on the landscaping plan. Minimum <br />sizes for plant stock are one inch (1") caliper tbr deciduous trees and five feet (5') in <br /> <br /> <br />
