Duke Grossletn
Grosslein Beverage, Inc.
13554 Tungsten Ave. NW
Anoka, ~ 55303

Dear Duke:

City of ANOKA

City Hall

Anoka, Minnesota 55303

2015 First Avenue

(612) 421-6630

October 4, 1984

The following recommendations are being made to minimize the risk of fire in your
facility, to maximize the possibility of detecting and controlling a fire in its
incipient stages, and to assure safe and rapid escape of persons from the build-
ing in the event of a fire.

1. Due to the square footage of floor space, and the height to which your
inventory is stacked, there is a dual fire code requirement for a sprinkler
system. We also understand that without a municipal water system, this is
not economically feasible. The City of Ramsey extimates 5 years before
such a water system would be available to you. Therefore, we are recommend-
ing an extensive heat and smoke detection system, to be monitored by an ap-
proved monitoring service.
2. Inside storage of the L.P. cylinders used on the lift trucks is permissible,
provided that no more than 300 pound nominal capacity is stored together.
There must be 300 ft of separation to another storage point. This does in-
clude the tanks that are on the trucks. This means that no more than 9
tanks can be stored together and must be 300 ft from any other storage lo-
cation. Secondly, the spare tanks shall be adequately secured to prevent
falling or being knocked over.
3. There should be a fully charged fire extinguisher, of at least a 10 BC rat-
ing, mounted on the lift trucks at all times.
4. Mount a portable fire extinguisher near each and every outside exit door.
These should be of the same size and rating as the existing fire extinguish-
ers.
5. Paint an extinguisher location identification stripe from the fire extingui-
sher to a point high enough on the wall to be readily visible throughout the
building.
6. Enforce a policy of removing the security boards from inside the exit doors
at any time the building is occupied.
7. Install a dual-head emergency light at a position that will illuminate both
exit stairs leading from the hospitality room. There should be a second
emergency light on the south wall inside the hospitality room, with light
beams aimed toward each exit door.

There is no guarantee that any of the above would accomplish the better insurance
rating you are seeking. However, all would be an improvement to the existing con-
ditions, and appear favorable to an insurance rating inspector. We feel your best
bet for a better premium is to shop for an agent who really wants your business.
