CC Regular Session 5. 10. Meeting Date: 05/23/2023 By: Chris Anderson, Community Development Information Title: Adopt Resolution #23-103 Approving the Development Agreement for Soderholm & Associates Building Expansion and Associated Site Improvements at 7150 143rd Avenue NW (Project No. 23-100); Case of Soderholm & Associates, Inc. Purpose/Background: The City received an application from Soderholm & Associates, Inc. (the "Applicant") for a proposed expansion of their existing facility located at 7150 143rd Avenue NW (the "Subject Property"). The proposed building expansion (and associated improvements) meets all minimum standards. If not for the size of the proposed expansion as it relates to the existing building footprint, this would have qualified for an Administrative Site Plan review (meaning the Applicant could have proceeded directly to an application for a Building Permit rather than Site Plan review). The Planning Commission reviewed the Site Plan at their regular meeting on April 27, 2023 and recommended approval. The City Council reviewed and approved the Site Plan and a Stormwater Maintenance Agreement at their May 9, 2023 meeting. The Applicant has now submitted the cost estimate for the site improvements, which was needed to finalize the Development Agreement. The Development Agreement is now ready for City Council review and approval. Funding Source: The Applicant is responsible for all costs associated with this request. Recommendation: Staff recommends approval of the Development Agreement. Outcome/Action: Motion to adopt Resolution #23-103 approving the Development Agreement for Soderholm & Associates building expansion and associated site improvements.
