We offer the following comments: <br /> <br />General: The preliminary plat proposes to create a total of 16 single family lots on a 40 acre <br />parcel. The lots are proposed to be clustered. The subject property is generally located south of <br />the intersection of Erkium Street and 177th Avenue NW. Future build-out is planned to add <br />approximately 33 additional lots when mtmicipal services become available. <br /> <br />Zoning.- The property is zoned R-1 Re~}dential and is located in the Rural Developing Area. <br /> <br />Lot Area and Width: The current minimum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for comer lots). The submitted plat conforms to ail lot requirements for size and width. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a gross density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. The plat indicates a gross density of exactly .4 units per acre. <br /> <br />Future Re-subdivision Plan: A re-subdivision plan has been submitted, and is generally <br />acceptable to City Staff. <br /> <br />Density Transitioning: According to comments provided by the Planning Commission and City <br />Council and items stated in the R-1 clustering standards, extra density transitioning efforts are <br />required when clustering urban-sized lots adjacent to rural lots. City Code requires Level 3 <br />transitioning, which can be achieved with a vegetative buffer of 24 trees every I00 feet. Existing <br />tree cover, where applicable, can be used to satisfy these requirements. Lots 4-6, Block 3, appear <br />to have sufficient tree cover for transitiouing purposes. However, Lots 1-3, Block 3, and Lots I- <br />6, Block I, will require additional transitioning efforts, if landscaping is used, at least 240 trees <br /> <br />44 <br /> <br /> <br />
