CASE # 5 <br /> <br />REQUEST FOR SITE PLAN REVIEW OF RIVERSIDE MANUFACTURING: <br />CASE OF STONE CONSTRUCTION <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />Stone Construction has submitted a site plan application for the construction of a 30,000 square <br />foot manufacturing facility located on the southwest corner of Sunfish Lake Boulevard and 143*a <br />Lane. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />e) <br />d) <br />e) <br />f) <br />g) <br />h) <br /> <br />Site location map <br />Site plan <br />Landscaping and Lighting Plan <br />Grading Plan <br />Utility Plan <br />Building Elevations <br />City Staffreview letter dated March 28, 2006, revised Apri121, 2006 <br />Draft Development Permit <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. However, property owners within 700 feet of the <br />proposed development were notified of~he proposal. <br /> <br />Observations: <br /> <br />Stone Construction is proposing to build a 30,000 square foot manufacturing and office building, <br />with a portion to be utilized by Riverside Manufacturing and a portion to be leased to another <br />firm. The site is zoned E-1 Employment and manufacturing and office uses are permitted in this <br />district. <br /> <br />The building is proposed to be constructed with primarily rock-face block (2 colors), which is <br />permitted by City Code. The building elevations also show the use of smooth block and <br />windows, which provides accents to the block. The revisions are acceptable to City Staff. <br /> <br />The applicants have submitted landscaping, grading, and utility plans that are generally <br />acceptable to Staff, with. a few minor revisions. The Tree Preservation Plan has been submitted, <br />and is currently being reviewed by Staff. <br /> <br />The City of Ramsey will be taking a 20 foot-wide drainage and utility easement across the <br />northern portion of the property in order to access a large drainage pond in the rear of the <br />property. Easements will also be required around the existing drainage area. A revised site plan <br />has been requested that indicates an easement in these areas. <br /> <br />-213- <br /> <br /> <br />
