We offer the following comments: <br /> <br />General: The site plan is proposing a 30,000 square-foot manufacturing and office <br />fac~-_ity located generally on the '~outhwest comer of 143rd Lane and Sunfish Lake <br />Boulevard. The site plan proposes approximately 21,000 square feet of manufacturing <br />space, as well as 2,400 square feet of office and 6,700 square feet of additional lease <br />space. <br /> <br />Zoning: The site is zoned E-I Employment. Offices, warehouses, and manufacturing <br />facilities are permitted activities within this district. The intended use of this facility is <br />within the permitted uses of this district. <br /> <br />Access: There is an existing driveway located on Sunfish Lake Boulevard to access this <br />site. No new access is proposed. The City currently owns this property and proposes that <br />the right of access along CR 57 will be dedicated to the County except at the location of <br />the proposed access. <br /> <br />There also currently exists a private road easement over the northern 33 feet of the <br />subject property. This easement may be vacated; however a suitable drainage and utility <br />easement will need to be dedicated to allow the city to have access over the storm sewer <br />and the pond located on the property for maintenance purposes. <br /> <br />Lot Coverage: The proposed building will cover 34% of the total area of the site, which <br />is under the max/mum lot coverage of 45 percent. <br /> <br />-222- <br /> <br /> <br />
