We are also in receipt of a twenty-six (26) sheet <br />set of £mal construction, landscape and tree inventory plans dated April 6, 2006. We offer the <br />following comments: <br /> <br />General: On September 13, 2005, the City approved the preliminary plat for Brookfield. The <br />development project proposes to plat approximately 156 acres (including portions of Westby 1 st <br />Additio~ and Now and Then Estates) to create a total of 241 urban single-family lots. The subject <br />property is generally located west of Nowthen Bird and south of Trott Brook. The f'mal plat for <br />the Second Addition consists of 72 lots, one of which contains an existing home that will be <br />saved. <br /> <br />Please address the following items on the 4-sheet plat document: <br /> 1. Lot 14 of Block [ is not numbered properly on the submitted final plat. <br /> 2. The e,,dsfing home in Now and Then Estates must also be platted along with the Second <br /> Addition. <br /> 3. The dedication sheet should also dedicate the trails along with streets and avenues. <br /> 4. Lot 1, Block 4 and Lot 13, Block 2 should be platted as outlots. The encumbrance of the <br /> temporary cul-de-sac will not allow for the issuance of a building permit for these lots <br /> until Feldspar Street is extended to the south. A temporary road easement will be <br /> required for this temporary cul-de-sac. <br /> 5. The width of the drainage and utility easement along the southeast side of Lot 5, Block 4 <br /> and the northwest side of Lot 4 Block 4 should be noted as being 10 feet. <br /> <br />The plat will need to be revised accordingly. <br /> <br />-265- <br /> <br /> <br />
