2.b, which states that it is the "stated intent" of the City to connect streets with adjoining <br />parcels for development. <br /> <br />o <br /> <br />That the subject property cannot meet City requirements for facilitating road connections <br />without exceeding the 600-foot cul-de-sac length due to multiple wetlands and the existence <br />of Trott Brook and Rum River in the vicinity that limit access opportunities. <br /> <br />o <br /> <br />That City Code requires that Erkium Street is constructed to the limits of the plat to facilitate <br />future road connections, making Erkium Street approximately 1,100 feet in length from the <br />intersection of proposed 177th Avenue. <br /> <br />That, if granted, the variance will facilitate a public connection between 177th Avenue and the <br />unimproved, dedicated right-of-way in Riverbrook, immediately south of the subject <br />property. <br /> <br />10. That, if granted, the variance will increase the potential to increase the public safety problems <br /> associated with over-extended cul-de-sacs <br /> <br />11. That the special conditions causing the undue hardship do result from the actions of the <br /> Applicant. <br /> <br />10. That if granted, the variance will grant special privilege that is denied to other owners of <br /> lands, structures or buildings in the same district. <br /> <br />11. That, if granted, the variance will impair an adequate supply of light and air to adjacent <br /> property. <br /> <br />12.
