CASE # 5 <br /> <br /> Public Hearing <br /> REQUEST FOR AN INTERIM USE PERMIT TO <br />ALLOW FOR OUTDOOR STORAGE ON AN UNIMPROVED SURFACE <br />IN THE R-1 RESIDENTIAL DISTRICT; CASE OF RV WORLD, INC. <br /> By: Chris Anderson, Zoning & Recycling Coordinator <br /> <br />Background: <br /> <br />RV World, Inc. has submitted an application for an Interim Use Permit to allow for outdoor storage <br />of surplus Recreational Vehicles (RVs) and travel trailers on an unimproved surface on the property <br />located at 14453 Llama St NW. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site drawing <br />Proposed Resolution for Findings of Fact <br />Proposed Resolution to deny request <br />Proposed Resolution to approve Interim Use Permit <br /> <br />Notification: <br /> <br />State law requires notification to properties within 350 feet of the boundaries of the subject property <br />and property owners within that radius were notified. <br /> <br />Observations: <br /> <br />In March of 2006, the City was alerted to the fact that RVs and travel trailers were being stored on an <br />unimproved surface on a parcel south of Riverdale Dr. After an initial inspection, Staffcontacted <br />RV World, Inc. to inform them that the RVs and travel trailers being stored off-site were in violation <br />of City Code. RV World was informed that the surplus RVs and travel trailers needed to be removed <br />from this site and relocated to RV World's existing property on Highway I0 or apply for an interim <br />use permit, which, if approved, would allow for the outdoor storage to continue for a specified period <br />of time. <br /> <br />As you may recall, B & A Cylinder received an interim use permit each of the past two years that <br />allowed for outdoor storage of Recreational Vehicles (RVs) and/or travel trailers as a secondary <br />principal use on a property that was zoned E- 1 Employment District. The RVs and/or travel trailers <br />that were being stored at that site were the property of RV World, Inc. Both of those permits allowed <br />for the storage of up to seventy (70) RVs and/or travel trailers on an unimproved surface. <br /> <br />The site where the RVs and travel trailers are currently stored is about forty (40) acres and is <br />relatively secluded. The RVs and travel trailers are situated between a ~eenhouse and old garage <br /> <br />19 <br /> <br /> <br />
