PROPOSED FINDINGS OF FACT MR. RCGER S~i'~R That Roger Suter, hereinafter referred to as "Applicant", has properly applied for a conditional use ~ermit to dismantle buses for a period not to exceed one year in the I-1 Industrial District. ~lhat the Applicant appeared before the Ramsey Planning and Zoning Commission for a public hearing pursuant to Section 170.013D of the Ramsey City Code on February 2, 1988 and that said public hearing was properly advertised and that the minutes of said public hearing are hereby incorporated by reference. 3. That the subject property is legally described as follows: Lots 1, 2, 3 and 4, Block 4, Gateway North Industrial Park, Plat 2, Anoka County, Minnesota 4. That the subject property is located in the I-1 Industrial District and is approximately 5 acres in size. 5. That Section 170.01 of the City Code does not permit salvage activities in any zoning district in the City. 6. That the Applicant is proposing to dismantle buses in the I-1 Industrial District. 7. That the subject property was previously the site of inoperable buses. 8. Tnat the Applicant di~nantled and r~-noved these inoperable buses frc~n the subject property in 1987. Tnat the Applicant_ is req. uesting ~Q.'' take no more than 15 inoperable buses currently located in Ramsey at 6106 Highway fl0 N.W. and move th~ to the subject property to di~nantle and salvage 10. %'nat t.he Applicant has stated that this bus di~nantling operation will take no more then six months. 1!. 5'nat ~ne adjacent properties are also zoned i-i Industrial. 12.
