The permit will then be modified to add the general contractor yet to <br />be determined. <br />A retaining walt is necessary at the northern entrance to the development on the west side (inside · <br />the plat boundary and within Nutria Street R.O.W.). Final design of said wall w/II be done per <br />City requirements at the time of final plan preparation. This will be an engineered segmental <br />concrete block wall <br /> <br />Sewer and Septic Utilities: <br /> <br /> · Final profile views will be prepared for final plans. Preliminary grades have been established for <br /> all manholes and sanitary mains, defining the intent oFthe ultimate f'mal plan. <br /> · The Sanitary Sewer stub along the easement line along Lot 9 will be extended. <br /> · The comment regarding primary and secondary septic sites is not applicable due to the cluster <br /> septic concept utilized in this development. <br /> · The Preliminary Specifications for Onsite Sewage Treatment System (Cluster) includes a detailed <br /> Management Plan (to be utilized by a City approved private contactor for the HOA). <br /> <br />Water Utilities: <br /> <br />A.~atermain distribution system was-added to the plans. This system is designed to be connected to a <br />fufdr¢ City watermain distribution sys{im extension. Hydrant stubs with gate valves are included. <br />The watermain system will meet the requirements of the City Details (added to the preliminary plans) <br />and additional City requirements. In the short term, individual wells will be utilized at each lot. <br />Hydrants will be added at the time the City ultimately connects to the development watermain <br />network (2na Addition). A watermain maintenance plan will be part of the HOA documents which <br />would de£me who and how the watermain infrastructure is to be maintained (meeting City <br />requirements) to ensure ongoing integrity of the system. <br /> <br />· Drainage and utility easements are shown encompassing all wetland areas on the Preliminary <br /> Plat. Property line easements are also shown <br /> <br />Home Owners Association: <br /> <br />· Home Owners Association documents will be prepared by the Developer after approval of the <br /> Preliminary Plat and prior to the City's approval of the Final Plat. All language included in City <br /> comments regarding establishment of the HOA will be addressed. <br />· As stated above, the HOA will oversee a City approved private contractor to manage the cluster <br /> septic systems. <br /> <br />-200- <br /> <br /> <br />
