PROPOSED FINDINGS OF FAC~ <br />~. MIC~%K5 B~WSR <br />CONDITIONAL USE PERMIT <br /> <br />1. That Michael Baehr, hereinafter referred to as "Applicant", has <br /> protm~rly applied for a conditional use permit to operate a welding <br /> business frc~ his home at 17801 St. Francis Blvd. N.W. <br /> <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br /> Com~ission for a public hearing pursuant to Section 170.013D of the <br /> Ramsey City Code on May 3, 1988 and that said public hearing was <br /> properly advertised and that the minutes of said public hearing are <br /> hereby incorporated by reference. <br /> <br />3. That the subject property is generally known as 17801 St. Francis <br /> Boulevard N.W. and is legally described as follows: <br /> All that part of Lots 1 and 2, Auditor's Subdivision No. 27, <br /> lying west of the east 30 acres of said Lot 1, and <br /> northeasterly of a line drawn from the southeast corner of <br /> said Lot 2 to a point on the northwesterly line of said Lot <br /> 2 distance 540.42 feet northwest of the southwest corner of <br /> said Lot 2. Subject to easement of record. Anoka County, <br /> Minnesota. <br /> <br /> 4o That the subject property is located in the R-1R Rural Residential <br /> District and is approximately 10.6 acres in size. <br /> <br /> 5. That Section 170.016A of the City Code does not permit welding <br /> businesses in the R-iR Rural Residential District. <br /> <br /> 6. That the adjacent properties are also zoned R-1R Rural Residential. <br /> <br /> 7. That there are no other similar permitted conditional uses adjacent to <br /> the subject property. <br /> <br /> 8. That the proposed welding business will not increase traffic to or from <br /> the subject property. <br /> <br /> 9. That the proposed welding business will not be unduly dangerous to <br /> persons living in the vicinity of the subject property. <br /> <br /> 10. ~nat the proposed welding property will not adversely impair the use of <br /> surrounding properties. <br /> <br /> tl. That the proposed welding business will be harmonious with the specific <br /> objectives of the CompreheP~ive Plan. <br /> <br /> 12. ~nat the proposed welding business will be operated and maintained so <br /> as to be ~:armonious and apprcpriate in appearance with the existing or <br /> intended character of the R-IR Rara! Residential Distri~. <br /> <br /> 13. That the proposed welding business will not change the essential <br /> chara~er of the R-!R Rural Residential District. <br /> <br /> 14. That the proposed welding business will not be disturbing to existing <br /> or future neighboring properties. <br /> <br /> <br />
